Build on Your Lot or Buy New Construction?

I do both. I build on land owners already have across Guilford, Forsyth, Davidson, Randolph and Rockingham Counties, and I build new homes for sale, like 217 Lansdowne St in High Point. Here's how I'd help you choose.

When does building on your own lot make sense?

When you already own land, or have family land, and want to live on it. You choose or customize the floor plan and finishes, and you get an all-in price before you sign. It starts with a free site evaluation, where I check zoning, city water and sewer or a well and septic, the flood zone, slope, and access.

When does buying a finished new home make sense?

When you don't own land and want a house you can walk through before you buy. The lot, plan, and finishes are already chosen, and the site work is done. You can see my finished and available homes on Our Homes. If you already own a lot, start with the free site evaluation instead.

What should I check before I build on land I own?

Check whether the parcel is zoned for a house, whether city water and sewer reach it or it needs a well and septic permit, the flood zone, slope, and driveway access. A boundary survey helps too. Those are the same things I check on the free site evaluation, before you spend money on plans. Start with the is-my-lot-buildable checklist.

How do I pay for building on my land?

Most landowners use a construction-to-permanent loan, which pays for the build in stages and then becomes your mortgage. I work with lenders who specialize in these loans. If you own your land free and clear, you may qualify for 100% financing. The construction loan guide walks through how it works.

Who will I work with?

You work with me. I'm Nara Bakthisaran, a licensed North Carolina general contractor (L.99646) and a member of the Greensboro Builders Association. I handle the permits and inspections, and you deal with me directly from the first lot walk to the keys, with weekly photo updates during the build. Call 336-509-2640.
