In the Triad area, new construction on your lot typically costs $150–$210 per square foot depending on site complexity, floor plan, and finish selections. A 1,800 sq ft home might start around $270K on a prepared lot. We provide a detailed all-in quote after our free site evaluation.

We build on septic regularly. The first step is a soil percolation test to determine what type of system your land requires. Conventional systems typically cost $5,000–$10,000. Engineered systems for difficult soil can run $15,000–$25,000. We advise on costs during the site evaluation.

Yes. If you own your land free and clear, its value counts as equity toward your construction loan. In many cases this satisfies your down payment requirement entirely. Our lending partners specialize in construction-to-permanent financing.

Most builds take 5–8 months from permit approval to certificate of occupancy. Add 4–6 weeks on the front end for design, permitting, and site prep. We'll give you a realistic timeline during the design phase.
